Terms of Service

By using UniHNH, you agree to these Terms. Please read them carefully before creating an account or using any feature of our platform.

These Terms of Service govern your access to and use of the UniHNH platform, including our website, API, and all related services. If you are using UniHNH on behalf of an organisation, you represent that you are authorised to accept these Terms on its behalf.

1. Acceptance of Terms

By accessing or using UniHNH ("the Platform"), you agree to be bound by these Terms of Service ("Terms") and our Privacy Policy. If you do not agree to these Terms, you must not use the Platform. These Terms constitute a legally binding agreement between you and UniHNH Technologies Ltd. ("UniHNH", "we", "us", or "our"). We reserve the right to modify these Terms at any time; continued use of the Platform after changes are posted constitutes your acceptance of the updated Terms.

2. Eligibility

You must be at least 16 years of age to create an account on UniHNH. By using the Platform, you represent and warrant that you meet this age requirement and that all information you provide is accurate, current, and complete. UniHNH is available to users in Ghana and other supported countries. We reserve the right to restrict access based on geographic location.

3. User Accounts

3.1 Registration

You must register for an account to access most features of UniHNH. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Notify us immediately at support@UniHNH.com if you suspect unauthorised access to your account.

3.2 Account Types

UniHNH offers two account types: Student accounts (for individuals seeking accommodation) and Landlord accounts (for property owners listing accommodation). Each account type has different permissions, features, and obligations as described in this document.

3.3 Account Termination

We reserve the right to suspend or terminate any account that violates these Terms, engages in fraudulent conduct, or whose continued operation would harm other users or the integrity of the Platform. You may also deactivate your own account at any time from your Profile settings.

4. Listings & Content

4.1 Landlord Obligations

Landlords must only list properties they have the legal right to rent. All information in a listing — including photos, pricing, availability, and amenities — must be accurate and kept up to date. Misleading, fraudulent, or duplicated listings will result in immediate removal and account suspension.

4.2 Verification

UniHNH reserves the right to verify any listing before or after it is published. We may request additional documentation to confirm property ownership or landlord identity. Unverified listings may be flagged or removed at our discretion.

4.3 Prohibited Content

You may not post content that is defamatory, discriminatory, obscene, or that infringes any third-party intellectual property rights. You may not use the Platform to advertise services unrelated to student accommodation, or to conduct any unlawful activity.

5. Bookings & Payments

5.1 Booking Process

When a student submits a booking request, the landlord has 48 hours to confirm or decline. Confirmation of a booking does not constitute a tenancy agreement — it is an expression of intent. Students and landlords are responsible for executing a separate, lawful tenancy agreement before the student moves in.

5.2 Payments

Payments made through UniHNH are processed by Paystack, our third-party payment processor. By making a payment, you agree to Paystack's terms of service in addition to ours. UniHNH charges a service fee on completed transactions, which will be disclosed to you at the point of payment.

5.3 Cancellations & Refunds

Cancellation and refund policies are governed by the terms agreed between the student and landlord at the time of booking. UniHNH does not guarantee refunds on behalf of landlords. If a verified listing is found to be materially misrepresented, UniHNH may mediate the dispute and, where appropriate, facilitate a refund.

6. Code of Conduct

All users are expected to interact with each other respectfully and in good faith. You must not harass, threaten, or discriminate against any other user. You must not attempt to bypass the Platform to avoid agreed service fees. You must not contact landlords or students outside of the Platform for the purpose of conducting transactions introduced through UniHNH without completing them on the Platform. Violations of this Code of Conduct may result in immediate account suspension.

7. Intellectual Property

All content on the UniHNH Platform — including the logo, design, code, text, and graphics — is owned by or licensed to UniHNH Technologies Ltd. and is protected by copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, or create derivative works from any UniHNH content without our express written permission. By uploading content (such as listing photos or review text) to the Platform, you grant UniHNH a non-exclusive, royalty-free licence to use, display, and distribute that content in connection with the operation and promotion of the Platform.

8. Disclaimers & Limitation of Liability

Platform as Intermediary

UniHNH is a marketplace platform connecting students and landlords. We are not a party to any tenancy agreement and are not responsible for any disputes arising from tenancy arrangements. We do not guarantee the quality, safety, legality, or availability of any listed property.

Limitation of Liability

To the maximum extent permitted by applicable law, UniHNH shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profit, data, or goodwill, arising out of or in connection with your use of the Platform.

9. Governing Law & Disputes

These Terms are governed by and construed in accordance with the laws of the Republic of Ghana. Any disputes arising from or relating to these Terms or your use of the Platform shall be subject to the exclusive jurisdiction of the courts of Ghana. We encourage users to contact us at legal@UniHNH.com to attempt to resolve disputes informally before initiating formal proceedings.
